Most of our deck staining calls in Twin Lakes come from homes with a resort lake village of cottages, year-round homes and larger lakefront properties. In practice that means older cottage decks and screen porches.
Twin Lakes sits on Lake Mary and Lake Elizabeth, and waterfront wood weathers faster on the water-facing side than the house side. We check both and often give the exposed side a second coat.
Most deck staining problems come from prep, not product. A deck that was power-washed and stained the same afternoon will look fine for a month and fail by the following spring because the wood was still wet inside. We wash, let the deck dry to under 15% moisture, sand any raised grain, then stain. It takes an extra visit. It is the difference between a finish that lasts three or four years and one that lasts one.

Every two to four years for horizontal boards, depending on sun exposure and stain type. Rails and vertical surfaces last longer. A south- or west-facing deck with no shade sits at the short end of that range.
New pressure-treated lumber needs to dry out first, usually a few months, and should be tested with a few drops of water. If the water soaks in, it is ready. New cedar can usually be stained within a few weeks once the mill glaze is washed off.
Two to four weeks in spring and early fall, which are the busiest windows. Midsummer usually has more availability. Text photos and your town and we will give you a date with the quote.
Twin Lakes is just over the state line from our Zion-area work, and it is inside our normal service radius. No separate travel charge for Twin Lakes.
